Navii Estates – Terms and Conditions – Monthly Tenancy

Welcome to Navii Estates! By booking a monthly tenancy through our website (www.naviiestates.com), you agree to the following Terms and Conditions. Please read carefully before confirming your reservation. These terms are designed to protect both you and the property owner and ensure an enjoyable stay for everyone.
1. Term of Tenancy
This is a fixed-term tenancy agreement starting on the agreed move-in date and ending on the agreed move-out date, as selected in the application form.
No notice is required for the tenancy to end unless both parties agree to extend or renew.
2. Rent
The tenant agrees to pay $2500 per month, due on the 1st day of each month. Payment methods may include card payments, e-transfer, or other pre-approved options. A security deposit equal to one month’s rent is also required before move-in.
3. Utilities & Services
The following services are included in the rent (unless otherwise stated in writing):

Heat
-
Water
-
Internet
- Netflix & Prime Video
4. Use of Premises
The suite is to be used for residential purposes only. Subletting or operating a business without written consent is strictly prohibited. The unit must be occupied only by the individuals listed on the tenancy form.
5. House Rules
To ensure a safe and respectful environment for all residents:

No smoking or vaping indoors

No pets
-
Quiet hours are in effect from 11 PM to 7 AM daily

No parties or disruptive gatherings
-
Maintain cleanliness and report any damages or issues immediately
6. Entry by Landlord
The Landlord may enter the unit with at least 24 hours’ written notice for inspections or repairs. Entry may occur without notice only in emergencies.
7. Repairs & Maintenance
Tenants must promptly notify the Landlord of any needed repairs. Tenants are responsible for maintaining the unit in clean condition and may be liable for any damage beyond normal wear and tear.
8. Termination
The tenancy ends automatically at the conclusion of the agreed term unless renewed. Early termination by the tenant may result in forfeiture of the deposit or additional charges, unless otherwise agreed upon in writing.
9. Legal Compliance
This tenancy is subject to all applicable provincial tenancy laws under the Residential Tenancies Act of Alberta (or relevant local law, depending on province).
By entering into this agreement, the tenant acknowledges and agrees to abide by all federal, provincial, and municipal laws related to rental housing, including any updates issued during the term of tenancy.
10. Acknowledgement
By submitting the booking form and selecting the agreement checkbox, the tenant acknowledges that they have read and agree to this Tenancy Agreement in full. This agreement becomes legally binding upon submission and confirmation of booking.
